Siding Cost in Berks County: Vinyl, Fiber Cement, and Wood
What siding costs per square foot of wall for vinyl, fiber cement, wood and metal, what a whole Berks house runs, why house wrap and insulation belong on the quote, which townships need a permit, Reading's historic districts, and how to get three siding quotes on the same scope.

Siding runs about $3 to $12 a square foot of wall installed for vinyl, $5 to $14 for fiber cement and $2 to $15 for wood, cedar up to $16, by the national cost guides as of 2026. One guide says most 2,000-square-foot homes land at $8,500 to $20,000, inside a full spread of $5,400 to $34,000 by material and design.
One Oley roofer puts a complete siding installation at $10,000 to $20,000, with vinyl the most affordable option and fiber cement or wood costing more, and the figure names no house size. Whether you have a first quote or none yet, the aim is quotes written to the same scope, so the prices can be compared, and since most Berks siding crews are roofing companies, you'll find them among the roofers in Berks County.
What vinyl, fiber cement and wood siding cost per square foot of wall.
Siding is priced by the square foot of wall, not of floor, so the estimator's measure of your walls sets the price. A 2,000-square-foot house needs about 1,800 to 2,000 square feet of siding by one guide. To rough it out yourself, multiply the total length of your walls by the wall height, take off the big openings and add extra for waste.
So what does each material cost? Fiber cement is boards of cement and wood fiber, the James Hardie kind, and insulated vinyl is vinyl with a foam board glued to the back. One national guide puts each one in these spans, installed.
| Siding material | Installed, per square foot of wall |
|---|---|
| Vinyl | $3 to $12 |
| Insulated vinyl | $7 to $12 |
| Fiber cement | $5 to $14 |
| Engineered wood | $2 to $10 |
| Wood | $2 to $15 |
| Cedar | $5 to $16 |
| Steel | $4 to $16 |
| Metal board and batten | $9 to $14 |
One national cost guide's installed ranges per square foot of wall area, read in October 2026; a Berks quote measured on your own walls is the number that counts.
The spans are wide because grade and labor both vary. On vinyl it's mostly the grade: one guide puts builder's grade at the bottom of that range, standard at $4 to $7, premium at $6 to $10 and insulated at $7 to $12. Labor, already inside those installed figures, is about $1 to $4 of each square foot of wall for any siding by one guide, and $2 to $8 for fiber cement. The $10,000 to $20,000 in the opening comes from Mast Roofing & Construction in Oley, which hangs vinyl and fiber cement.
Which siding suits which Berks house?
Vinyl needs no painting and "cleans with a simple wash." James Hardie describes its cold-climate line as "right at home in climates with freezing temperatures, extreme seasonal temperature variations, and snow and ice." One engineered wood maker, LP, backs its line with five years of full replacement, then a 50-year prorated material warranty.
What about solid wood? Cedar needs refinishing only when the old coating has worn thin, the cedar trade association says. Red Cedar Roofing and Siding in Fleetwood carries CertainTeed's Monogram, MainStreet and Cedar Impressions lines and James Hardie, and Quarry Ridge Roofing Corp in Kutztown does metal siding and metal board-and-batten as an Everlast dealer.
CertainTeed's vinyl warranties run for the lifetime of the original single-family homeowner, non-prorated, meaning at full value, and pass to the next owner as a prorated 50-year warranty counted from the installation date, at full value for five years and then a share that steps down to 10 percent from the fifteenth year on. James Hardie's cold-climate siding carries a 30-year limited, transferable warranty, non-prorated for the whole 30 years. Each is the maker's term for its own product and covers the product, not the crew's work, so read each for what it covers and whether it transfers.
House wrap and wall insulation belong on the same quote.
House wrap is the water barrier that goes on the wall under the siding. Pennsylvania's residential code requires "not fewer than one layer of water-resistive barrier" over the studs or sheathing of every exterior wall, with flashing at the openings. If a quote doesn't say "house wrap" or "weather barrier" anywhere, ask before you sign. Morrison Custom Construction in Mohnton writes that every project includes house wrap and window flashing.
The day the siding is off is the one day the wall is open. The federal energy-efficiency guidance says that whenever siding comes off an uninsulated wood-frame wall, you blow insulation into the empty cavity before the new siding goes on. Where the wall already has insulation, the same guidance says to add insulating sheathing under the new siding. R-value is resistance to heat flow; higher is warmer.
There's no rebate or credit for the siding itself, only for the insulation. PPL Electric's rebate pays 75 percent of the cost of exterior wall insulation, up to $500 with electric heat, $200 with central air conditioning and non-electric heat, and $575 for income-qualified households. A home with gas or oil heat and no central air isn't eligible. The new insulation must beat the old R-value, and "a labor invoice must be submitted," so the insulation has to be its own line on the invoice. The federal energy-efficiency tax credit covered insulation for property placed in service through December 31, 2025, and offers nothing for 2026 work.
Do you need a permit for new siding in Berks County?
The state's construction code doesn't apply to "installation of aluminum or vinyl siding onto an existing residential or an existing commercial building." It doesn't apply to repairs or non-structural alterations to houses either, which is where fiber cement or wood re-siding falls. Both exclusions give way to local ordinances, "except as required by ordinances" in one and "except as might be required by ordinances" in the other, which means your municipality decides.
Spring Township requires no residential building permit for siding, Wyomissing lists "replacement of existing siding" as exempt, and Kutztown requires a siding permit only on a commercial building. West Reading, Exeter, Muhlenberg and the City of Reading don't mention siding on their permit pages either way. Where the page is silent, call the building office before the job; the post on whether you need a permit in Berks County covers other jobs.
In Reading's Callowhill, Prince, Centre Park and Penn's Common districts, "all proposed exterior changes that can be seen from a public right of way require review" by the city's Historic Preservation Office, and the city's own FAQ counts alleys as well as streets, and the ordinance's words reach "texture, material and color."
Replacing in kind, the same material replaced with the same material, can be approved by the office's staff without a board meeting; a change of material goes to the review board. Either way you apply for a certificate of appropriateness, the city's approval, "prior to obtaining any required building permits," and ask the office what counts as in kind when a later siding covers the original wall. The office is at (610) 635-6326.
What's under the old siding on an old Berks house?
More than a quarter of Berks County's housing, and more than half of Reading's, was built before 1940, so the siding coming off is often a later layer over wood clapboard, and houses built before 1980 may carry asbestos-cement shingles.
If the siding coming off has been vinyl or aluminum from the start, or painted wood clapboard, this isn't your problem; the gray cement shingle siding is the one to ask about. The federal rules on asbestos removal don't reach a single-family house, but Pennsylvania's law does: it is "unlawful for any person to engage in any asbestos occupation in any building without proper certification" from the Department of Labor & Industry, and the occupations are the people who remove, supervise and inspect it, so ask who on the job holds the certification. Intact shingles are non-friable, meaning they don't crumble to powder by hand, but the material is regulated once it's "crumbled, pulverized or reduced to a powder in the course of demolition or renovation."
One national guide puts asbestos siding removal at $3 to $15 per square foot of wall plus $250 to $850 for testing; ask whether that figure replaces the ordinary tear-off line or sits on top of it. So ask two questions before the tear-off: who holds the certification for taking it down, and where the shingles go.
How to get three siding quotes you can compare.
Tearing off and hauling the old siding adds $1,000 to $2,500 by two guides, or about $1 to $2 per square foot of wall by another, and a quote that doesn't show removal, or that lays new siding over old, is pricing a different job. Rot found under the old siding runs about $2 to $5 a square foot of wall to fix by one guide, so ask how each quote handles it.
Then ask every company to price the same job, with these lines on all three quotes.
- The material and product line by name.
- The square feet of wall the estimator measured.
- Removal and disposal as its own line.
- House wrap and flashing, named.
- Wall insulation as its own line.
- Trim, soffit and fascia.
- Windows, if you're doing them now; what replacement windows cost in Berks County has those prices.

Frequently asked questions.
Is a small siding job priced the same way as a whole house?
The same way, by the square foot of wall the estimator measures, so ask for that number on a partial job too; the spans in this post are the guides' figures for whole houses.
Can new siding go over the old siding?
It can be, but one guide calls removing the old siding first the best practice, so make sure all three quotes treat removal the same way.
Is there a rebate or tax credit for new siding?
Not for the siding itself. PPL Electric's rebate covers part of the wall insulation, and the federal credit for insulation ended with work placed in service in 2025.
