Skylight Leaking? Repair or Replace in Berks County
A drip under a skylight is a leak only when it rains; cold-weather drips and fog between the panes are condensation or a failed seal. What flashing, seal and glass repairs cost, when a new unit in the same opening makes sense, the maker's no-leak warranty terms, and which Berks roofers do the work.

If the water under your skylight only shows up when it rains, you've got a leak, and it's almost always coming in through the flashing or the seals, not the glass. Flashing is the metal collar that laces the skylight into the shingles. If it drips on cold, dry days, or fogs between the two panes, that's condensation or a failed glass seal, and no leak repair will fix it.
A leak fix runs about $50 to $1,500 by the national guides as of 2026, most of them a few hundred dollars. A new skylight in the same opening runs about $800 to $2,400 installed for a fixed one, the kind that doesn't open, by the national guide's and the maker's ranges together, and more for one that opens; one Oley roofer prices a skylight install at $1,000 to $2,000 and up. The roofers in Berks County who say skylights on their pages are where to start.
Is it a leak, or is it condensation?
Rain decides this. Water that shows up only when it rains is a leak, and it comes through the flashing or the seals. Water that drips on a cold, dry day, or after someone showers, is condensation, moisture from inside the house settling on cold glass. A bathroom skylight that only fogs during a shower and clears afterward needs nothing.
One home inspector with years in attics says he's found a handful of skylights that leaked and hundreds with condensation, and they look like leaks: black stains on the roof boards around the light shaft, the boxed tunnel from the roof down to your ceiling, and stained drywall inside it. The cause is usually insulation left open around the shaft on the attic side; no flashing work will stop it. The fix is insulation work, a job for insulation contractors in Berks County rather than a roofer.
The third case is fog between the two panes that never clears, meaning the seal between the panes has failed. VELUX, the brand two Berks roofers name on their own pages, defines a leak in its warranty as liquid water coming through the unit or between the unit and the roof, and says condensation isn't one; a failed glass seal gets new glass or a new unit.
So how do you tell from the living room? A brown ring on the ceiling or a stain on the shaft doesn't tell you which kind. When it shows up does: after rain, a leak; on cold mornings or after showers, condensation; fog between the panes that never clears, the failed seal. An old unit can show both at once: the fog is the glass, the winter drip is the insulation, and they're two different fixes. Past that, the roofer settles it, not your guess, by running a garden hose on the skylight and the roof around it and watching inside; a wet roof is no place for you to stand.
Why a skylight that was fine starts leaking.
VELUX names three causes, and the main one is the installation: a hole cut to the wrong size, the wrong size unit, or the wrong flashing. Second is hail. Third is reroofing around an existing skylight, because the scraping and hammering of a shingle job can jostle the unit and break the flashing.
If your drip started after a new roof went on, start with the company that did the roof, ask whether its work included reflashing the skylight it left in place, and look at its workmanship warranty first. If it's at a chimney or a vent instead, the post on roof leak repair costs in Berks County has those prices.
What a skylight repair costs.
By the national guides a skylight repair runs from about $50 at the bottom to about $1,500 at the top of the normal ranges, parts and labor, one skylight; one guide's normal range for a repair visit is $454 to $1,506, and the table below is another guide's part-by-part list. The table breaks the span down by job.
| The job | National range, one skylight, parts and labor |
|---|---|
| Repair the existing flashing | $50 to $150 |
| Reseal around the frame | $50 to $200 |
| New flashing | $300 to $500 |
| Replace the glazing seal, between the glass and the frame | $300 to $700 |
| New glass | $300 to $800 |
| Replace the whole unit in its opening | $800 to $2,200 |
One national cost guide's skylight repair figures, read in October 2026; the Berks quote on your own roof is the number that counts.
The cheapest row doesn't solve a true leak. When water's getting in, patching or resealing the old flashing isn't the fix; new flashing is. So if a quote for a leaking skylight amounts to a tube of sealant, ask what happens the next time it pours.
When to replace the skylight instead of repairing it.
Four things push a skylight from repair to replace:
- Fog between the panes that won't clear, because once the glass seal has failed the fix is new glass or a new unit.
- A frame that's corroded or cracked.
- A repair quote that costs as much as a new unit.
- A roof that's due itself, because VELUX and the guides say to replace the skylight when the roof comes off, so a repair now is a bridge to that job.
Age is the first thing a roofer will ask. VELUX says its skylights last 20 to 30 years and that it's best to update one after about 30. Other guides put it anywhere from eight to 40 years, so there's no single number. An old bubble or plastic skylight, the 1970s and 80s kind, is a replacement candidate the moment it discolors, stains or leaks.
What a replacement in the same opening costs in Berks County.
Replacing the unit in its own opening costs more than a typical repair: one national guide puts it at $800 to $2,200, $50 to $200 of that for removing the old one, since the old unit and its flashing come out first.
VELUX's installed ranges for a replacement, finish work included, are $900 to $2,400 for a fixed unit, $1,200 to $2,700 for a venting unit you open by hand, $2,000 to $3,600 for a solar-powered venting unit. Mast Roofing & Construction in Oley puts a skylight install at $1,000 to $2,000 and up, and $1,900 to $3,000 for a venting or solar-powered unit, depending on size, type, blinds and the installation.
Your quote will also name one of two mounting styles. A deck-mounted skylight, the kind that sits flat on the roof boards, is made for roofs that rise at least 3 inches for every 12 inches across. A curb-mounted skylight sits on a curb, a raised wooden frame, and is made for flat and low-pitched roofs and for replacing an older unit. Pennsylvania's residential code says a skylight on a roof flatter than 3 in 12 sits on a curb at least 4 inches above the roof unless the maker's instructions say otherwise.
Who to call about a skylight in Berks County.
First, check whether it's still under warranty. VELUX's warranty promises for 10 years that no water will leak through the unit or between the unit and the roof, and for 20 years that the glass seal will hold. The no-leak promise holds only for the original installation, on a roof with one layer of roofing, with the maker's own flashing kit, installed to its instructions, and condensation is excluded. A repair by someone the maker didn't authorize can void it, and a claim starts with the installer. If yours leaks in the rain, is within ten years of purchase and you know who put it in, call them before anyone touches it; a cold-weather drip isn't a warranty claim, it's the insulation job above.
If the warranty doesn't apply, only a handful of county roofers say skylights on their own pages. The Helping Company in Reading installs skylights as a VELUX-certified installer and backs its installs with that no-leak guarantee.
306 Kenhorst Blvd, Reading, PA
Amatucci Roofing in Wernersville repairs skylights, reflashes them, replaces them in the same opening and cuts new ones, and it keeps a 24-hour line.
Mast Roofing in Oley handles repair, replacement and new installs and offers the VELUX warranty, and Muthard Roofing Inc in Temple installs and replaces skylights of any size or shape. The county roofers page has every roofer with reviews, hours, contact information and a map, but it doesn't say which ones do skylights, so ask on the first call. And if a quote for a solar-powered unit mentions a federal tax credit, that credit isn't available for anything placed in service, meaning installed and in use, after December 31, 2025. VELUX itself has said it will no longer promote it.
Frequently asked questions.
My skylight drips in winter but not when it rains. Is it leaking?
Almost certainly not. That's condensation, moisture from inside the house settling on cold glass. VELUX's warranty doesn't count it as a leak, and a flashing repair won't stop it.
Can I just caulk around a leaking skylight?
Not if it's under VELUX's ten-year installation warranty, because an unauthorized repair can void it and the claim starts with the installer. Out of warranty, it's still the wrong fix for a true leak: the answer is new flashing, not sealant on the old.
Do I need a permit to replace a skylight in Berks County?
Not at the state level for a same-size swap or new flashing: Pennsylvania's code doesn't apply to repairs or non-structural alterations to a house, "except as required by ordinances," which means your township or the City of Reading can still require one. A wider opening means new framing in the roof, so ask the township before the job whether it treats that as structural.
Should you replace a skylight when the roof is replaced?
Yes, if it has any age on it. VELUX says replacing the skylight while the roof is off saves time and money and lines up the two warranties, and one Wernersville roofer puts it plainly: leaving a worn unit under a new roof puts the oldest part under the newest shingles. Having a skylight installed during a shingle job runs $1,600 to $4,200 as an add-on by one national guide, and the posts on whether to repair or replace the roof and what a roof replacement costs in Berks County cover the roof itself.
